What is a Garden Home?
The "Garden Home" concept, once only a California phenomenon, is growing
across the country. There is an increasing segment of Americans that are seeking safe, private, low maintenance
living. According to the Census Bureau many of these people are empty nesters between the ages of 60 and 87.
This can be verified by the sales of our last three garden home developments in Waxahachie. The garden home
concept also attracted a number of working professionals who did not want to be tied down to a large high
maintenance yard.
The garden home or "zero-lot-line" name comes from the fact that one side
of the house is built on the property line. A five foot maintenance easement is granted by your neighbor for
access to that side of the house. The placement of this wall right on the property line creates part of the
fence for the neighbor's garden or side yard. This wall has no doors; thereby totally isolating your garden
from that of your neighbor.
Good land planning is crucial in developing garden home lots. Unlike town
homes or condominiums, garden homes are completely detached; the home is a single family home not attached to
any other house structure. Normal single family lots range from 3 to 4 units per acre. Garden home lots can
range from 7 to 10 uits per acre. This good land planning utilizes higher density single family home concepts
while increasing privacy and safety in a garden cluster development.
These smaller garden home lots do not mean you must sacrifice interior
